Selling without a listing agent can mean marketing the home yourself or speaking directly with a buyer. Those paths involve different work and different tradeoffs.
Compare the work as well as the price
With a sale you market yourself, you handle pricing, photos, inquiries, showings and buyer conversations. You also need a way to review offers and coordinate documents and closing. Selling directly can reduce the marketing and showing work, but the offer may reflect repairs, holding costs and the buyer’s investment risk.
Compare written net proceeds
Ask what you would receive after the costs and deductions in each actual proposal. Review any compensation, closing costs, repair credits, taxes and other items that apply. Avoid judging the choice from the headline price alone.
Understand the agreement
Before signing, review the buyer’s identity, deposits, inspection rights, financing conditions, any assignment provisions and the proposed closing date. Ask questions about anything unclear and consider independent professional advice. A conversation or website inquiry is not a purchase agreement.
Start with your priorities
Condition, occupancy, preparation time and your preferred schedule all matter. Compare the selling paths or tell us about your property if you want to explore an as-is offer.
